Meet Tracey Donley

The first time people meet Tracey Donley, they notice her engaging personality and charming accent. Behind the warm and sincere smile, there is a REALTOR® who possesses extraordinary intelligence and the absolute conviction to succeed by truly representing her clients' fiduciary interests to the best of her ability. Her parents instilled in her the importance of knowledge and determination during her upbringing in London.

"The educational system in the United Kingdom is much more rigorous than that of the United States," says Tracey. "For example, when I was attending university, students who didn't maintain the strict academic standards were 'sent down' (expelled). The understanding was that you either learned to cope and, indeed, thrive under extreme pressure or you were out."

Of her mother and father, Tracey says, "They encouraged me to the best that I could be and to achieve my goals without sacrificing my fellow human beings. That was always an important issue with them and, subsequently, with me."

Tracey did, indeed, learn and excel, earning degrees in English and French (3.8 and 4.0 grade point averages, respectively). She went on to gain employment as a Eurobond dealer, doing business mainly with Swiss consortiums and French-speaking banks.

Tracey's foray to the United States occurred in 1982, when she decided to visit Las Vegas to see her parents during what was to have been a one-year sabbatical. It was not an easy decision. Las Vegas was undergoing a recession the early 1980s. That did not soften Tracey's resolve; 150 resumes (and hundreds of Yellow Page calls) later, she found two jobs, which eventually led to her involvement in the casino "junket" industry.

During this same period, Tracey also discovered a formidable facet of the United States - that one has the opportunity to soar to any height that one is capable of. Many take this for granted, but she was totally captivated. It was also around this time that she met her husband, Jim, and F-16 fighter pilot.

Tracey and her new husband, Jim, traveled to Spain and to Germany. While Jim's career excelled, Tracey worked as a graduate registrar for the University of marlyand (overseas). They became the proud parents of Clarie (now 11) and Andrew (now 8), both of whom were born in a Frauenklinik in Kaiserslautern, Germany.

Upon her return to the United States, Tracey joined ERA, the Realty Center, where Bruce and Jenny Benedict (owners/brokers) became her mentors. Their tutelage, coupled with her resolve, launched Tracey's real estate career; she accumulated approximately 22 listings (all FSBOs) during her first four months in the industry. To this day, Tracey accredits her success to this remarkable couple.

"Not having been raised in America, and being new to the industry, I was shocked to discover the common, public perception that real estate salespeople were ignoble," she says frowning. "I remember thinking that the 'caretaker' of hundreds of thousands of dollars-worth of real estate should command a modicum of trust."

It was this perception of the industry that led Tracey to embark on a "crusade." She vowed to assist in reversing the public's attitude towards real estate salespeople.

After the Benedicts sold their brokerage, Tracey changed offices. She had accumulated enough knowledge by now to seek a company which not only offered a 100 percent commission split, but which also had a solid reputation, a convincing national presence, and, most important, a company that would truly allow her the opportunity to sell her own listings, instead of allowing potential buyers to become "floor calls" (and possibly "lost" buyers) for agents who had never set foot inside any of Tracey's listings. RE/MAX's ideologies concurred with Tracey's and, in March 1995, she joined RE/MAX Absolute REALTORS®, Inc.

"I consider RE/MAX to be the graduate school of real estate," says Tracey. "It is of the utmost importance to affiliate oneself with a reputable company whose overall objectives match one's own. Besides, I love what I do, and since both Joan Sloat and Linda-Jo Brown (co-owners/brokers) share the same objectives, it's not difficult to see why I choose to hang my license at this particular company."

Also in 1995, Trace learned just how quixotic life can be. Just as she was experiencing incredible results with her RE/MAX affiliation and innovative marketing campaign, her father, who has resided in Las Vegas since the mid-1970s, became the innocent victim of a hit-and-run driver.

"That was the first time that I have ever felt quite so totally helpless and useless," she recalls. "I am accustomed to taking charge and resolved the problem at hand."

Her father beat the odds and survived, in spite of the doctors' prognosis. His sheer determination was not lost on Tracey.

"Anything that I did, I do, or may do in the future pales in comparison to his achievement," she says, smiling. The doctors said he would never walk again, and that, at best, his mental faculties would be severely impaired. Well, guess what - he still beats me at crossword puzzles!"

Most amazing of all, he went back to work approximately nine months after he was released from UMC. Tracey will never forget those nurses and doctors without whose selfless devotion, skill and help, she realizes, her father would not be alive today.

Her father's recovery strengthened Tracey's resolve. Figuring that if he could survive and bounce back from such a devastating ordeal, she could re-focus her energy on the business she loves - real estate.

In the remaining five months of that year she sold approximately 70 homes. In 1996, Tracey became the number one agent in her office, selling more homes in the RE/MAX system than any other agent in Nevada. This year also promises to be a record-breaker for Tracey, who has already sold more than $15 million.

Tracey's formula for success is not just attributed to her persistence; she also considers the art of successful negotiation between agents to be of paramount importance.

"To have a successful transaction, both seller and buyer (and consequently, seller's agent and buyer's agent) must work towards a common goal after the initial negotiations have been finalized: the closing of the transaction. Most of the agents that I deal with share this very philosophy and help make 'our' transactions good experiences, which commonly generate referrals and bonhomie," affirms Tracey.

Tracey is quick to point out that she works with sellers and buyers in all price ranges.

"I enjoy working with both experienced and inexperienced clients," states Tracey. "Either way, my intention is to ensure that they are, each and every one of them, informed clients, since the best kind of client is precisely a client who understands how a real estate transaction progresses to its conclusion."

To this end Tracey aspires to stay current with industry trends by gathering new information at every opportunity. She is also part-owner of a mortgage company which she conveniently uses to pre-qualify buyers.

Details matter to Tracey. She assists her clients in reading, understanding and appreciating "the fine print" of every transaction. Her future plans include finding time to sit for her broker's license and, quite possibly, attending law school at UNLV.

For now, though, Tracey is content to focus on the tasks at hand, of which there are plenty. She handles all of her own marketing efforts with dramatic results that have fostered new trends in her industry.

"My number one priority is to know everything about my listings so that I can successfully paint a verbal picture for interested buyers," states Tracey. "I attribute this single factor towards my ability to sell a proportionately high number of my own listings."

However, beyond the impressive sales figures, Tracey admits that her biggest challenge does not exist at the office; it exists, rather, in making more time for her family.

Undoubtedly she will be the first to tell you "what you see is what you get." What you do get is a candid woman who cares deeply about people. This, combined with her unique blend of real estate savvy and a "straight-shooter" philosophy, allows Tracey Donley to continue to elevate her profession to new heights - and herself, right along with it.

Since the above article was written about Tracey Donley, she has attained two important career designations: she is a Broker, and has passed the much sought after CRS designation.
